Founded in 1973, Manning Properties is a local, family-owned commercial real estate brokerage firm with a long track record of success in the purchase, sale, leasing, renting, and development of commercial real estate properties of all types. Long time Georgia and Cobb County residents, we take our business personally. Since our founding, we’ve been driven by our desire to provide exceptional service to our clients while building value in our local communities.

When Judy and Aymar Manning founded Manning Properties, it was their goal to create a real estate business that could drive growth and value not only for their family but for the Cobb County community for years to come. Today, their children Elizabeth, General Manager of Manning Properties, and Hank, principal of Manning Appraisal Services, are continuing to carry that vision ahead.

Aymar Manning
Founder and Broker
Aymar Manning founded Manning Properties in 1973 alongside his wife Judy and today is the company’s senior broker. Aymar holds the prestigious MAI (Member Appraisal Institute) certification, making him one of a select group of certificate holders in the country. This exclusive designation is recognized by courts of law, governmental agencies, financial institutions and investors as the symbol of excellence in the field of real estate valuation and analysis. A veteran of the United States Air Force, Aymar began his long real estate career working with O.C. Hubert, the founder of the Board of Realtors of Cobb County and later served as the Secretary and President of the Board as well.
Judy Manning
Founder
Judy Manning brings decades of experience and public service to the legacy of Manning Properties. A Cobb County resident since the fourth grade, Judy began her career as a school teacher before entering the real estate industry under the guidance of her father, O.C. Hubert of Hubert Realty. She went on to become a respected broker and appraiser, dedicating many years to the family business.
Judy’s commitment to service extended beyond real estate into the heart of Georgia politics. She served 16 years in the Georgia House of Representatives for District 32, where she championed legislation focused on improving the lives of children and families across the state. Her public service journey began as a volunteer at Kennestone Hospital and grew into a legacy of leadership and advocacy throughout Cobb County.
Now enjoying retirement with her husband, Aymar Manning, Judy remains active in her community and cherishes time with her grandchildren. She continues her lifelong commitment to service through board roles with Wellstar Health System, Devereux Behavioral Health, and the Georgia Department of Family Services.
Elizabeth Manning
Owner & Real Estate Professional
Elizabeth Manning is the owner and principal agent of Manning Properties, a family-owned real estate firm proudly serving Georgia, with an emphasis on Cobb, Cherokee, and Paulding counties. A Marietta native and lifelong resident, Elizabeth brings deep local knowledge, a passion for community, and a fresh leadership vision to the business her family founded in 1973.
She officially took the reins in 2025, building on a legacy of integrity, hard work, and personalized service. Elizabeth specializes in commercial real estate, development, investment, property management, and consulting—guiding clients with a hands-on, relationship-driven approach.
A proud graduate of Marietta High School—Go Big Blue! —Elizabeth has spent her career combining business acumen with a deep commitment to civic leadership. Her accolades include:

When she’s not working or volunteering, Elizabeth enjoys hiking with her beloved dog, Detective Hodges, catching live music, and traveling whenever possible with her wife, Angela.

An Atlanta native, Laurel Marks, with over 30 years of marketing and sales experience in the real estate industry, has successfully served clients in sales of commercial and residential properties in Georgia, Florida and international markets. Licensed in both Georgia and Florida, she has brought a global perspective and deep market expertise working with buyers and investors in prominent cities and resort destinations around the world. Known for professionalism, discretion, and a personalized approach, Laurel is dedicated to delivering exceptional results in every transaction.

Hank Manning

A Marietta native raised in the family business alongside his sister Elizabeth, Hank Manning has a long track record of success in real estate and appraisals. He is a licensed Real Estate Broker and former member of the Million Dollar Club. Hank continues to work alongside his sister operating Manning Properties while focusing on appraisal work through Manning Appraisals. He is a Certified General Appraiser and current member of the Appraisal Institute known for his valuation expertise, broad experience, and problem-solving skills in valuing and marketing all types of real estate assets. Hank is a graduate of Duke University and the University of Michigan.
Our History: A Local Legacy

Manning Properties was founded in 1973, but it’s not the first Manning business in the area. The Mannings have a long history of family businesses in Georgia, an investment they’ve been making for 150 years.
The Manning name is an old and familiar one to many people in Cobb County. Thomas Manning arrived in Georgia from South Carolina in 1858 and purchased farmland on what is now Whitlock Avenue and Manning Road in Marietta, GA. By the end of the Civil War, the Manning family had grown, and brothers John, Bob, Lawrence, and Henry Simpson Manning opened a hardware store on Marietta Square. Bachelor brothers Bob and Lawrence also built a home on the Whitlock Avenue property, baking the bricks themselves.
The entrepreneurial spirit continued into the next generation when two of Henry Simpson’s sons, Henry Aymar Manning and Tom Manning, joined forces and went into banking and accounting together in the 1920s. Eventually, Henry Aymar’s son, Aymar Manning, became the founder of Manning Properties, alongside his wife Judy.
Aymar grew up in Marietta, GA, in the Whitlock Avenue home that ancestors built just after the Civil War. A veteran of the Air Force, he was stationed in Mildenhall, England, before being assigned as a Staff Sergeant at Dobbins Air Force Base in Marietta and served his country in the Air Force Reserve during the Vietnam War. Aymar got his start in property management working for O.C. Hubert of Hubert Realty, the founder of the Board of Realtors of Cobb County. Aymar would later go on to serve as Secretary and President of the Board.
Judy, a Cobb County school teacher when she and Aymar married, became a real estate agent, broker, and appraiser, and also worked at Hubert’s firm before she and Aymar began Manning Properties together. The first Manning Properties office space was on Marietta Square near the intersection of Roswell and Atlanta Streets, above where The Local restaurant stands now. In 1982, the growing firm moved into its current location on the other side of the Square off Powder Springs Street, which used to be the old Channel Furniture store. Beginning first in appraisals, the company quickly expanded into commercial leasing, brokerage, property management, and sales as the team’s expertise and reputation grew.
In 1990, Aymar received the arduous and prestigious MAI (Member Appraisal Institute) certification, making him one of a select group of certificate holders in the country. The exclusive designation is recognized by courts of law, governmental agencies, financial institutions and investors as the symbol of excellence in the field of real estate valuation and analysis. Judy, meanwhile, continued her work as a Realtor®, broker and appraiser while increasing her involvement in civic causes. In 1997, she ran for and won her seat as State Representative for District 32 in Cobb County, a seat she held for 16 years.

Judy and Aymar’s daughter, Elizabeth became a real estate professional in 2006 and, in 2013, stepped into the role of General Manager for Manning Properties, in charge of leasing, sales, and property management. Having grown up in her parents’ business, she has a passion for carrying on their vision and commitment to clients and the community as a whole. Aymar and Judy’s son, Hank, previously worked as a broker at Manning Properties and was a member of the Cobb County Realtors Million Dollar Club. He now devotes his time specifically to appraisals, founding Manning Appraisal Services in 2013.
